Private, direct purchases of homes in established neighborhoodsSpeak with our acquisitions team: (312) 270-8700
Private acquisitions

Off-market offers for exceptional properties.

We are actively acquiring homes in established neighborhoods, and right now our demand outpaces the available inventory. For the right property, that means we can pay a premium: a written offer, no listing, no showings, and a closing date you set.

Our approach

One point of contact, start to finish.

No call center and no handoffs. A dedicated acquisitions specialist works with you from the first conversation through closing.

Most of the owners we work with have held their property for years. They know what it is worth, and they know the value has moved to the land and the location.

Our job is to make that simple to capture. We look at your property, tell you plainly what we can pay and why, and put it in writing. You review it with whoever you like and decide on your own schedule.

If it is not a fit, we will tell you that too. Either way, you will have a clear number and a straight answer.

Built for decision-makers

You know what you have. We make it simple to capture.

A serious, direct buyer, a number in writing, and terms that fit your plans, without months on the market.

A direct buyer

No agents, no tire-kickers, no financing contingency on our side.

A number in writing

Clear price and terms you can review with your advisors.

Your terms

You set the closing date and the timeline.

Your time respected

One focused conversation, then a decision on your schedule.

Why owners sell to us

A clean exit, on your terms

Strong demand, right now

We are actively looking for properties in neighborhoods like yours. A private sale lets you act while that demand is there.

Skip the renovation

Roof, mechanicals, a dated kitchen. None of it affects our number, and none of it is your problem.

The street is changing

New construction is going up around you. Choose your moment instead of waiting on the market.

Right-size on your terms

Less house, less upkeep, or a move elsewhere, on a timeline you control.

Settle an estate cleanly

One buyer, one written offer, one closing. Simple for every owner involved.

Stop the carrying costs

Taxes, insurance and maintenance on a property you no longer need.

The math

Compare the net, not the list price.

A list price is not what you keep. On a traditional sale, commissions, title, escrow and fees typically run 7 to 8 percent before any prep or concessions.

A market sale at $1,500,000

  • Commissions, title, escrow and fees (about 8%): −$120,000
  • Prep, repairs, staging: varies
  • Buyer concessions after inspection: varies
  • Financing and appraisal contingencies
  • Estimated net: about $1,380,000, less the variables

A private sale with us

  • No listing commission
  • No repairs, prep or staging
  • No inspection renegotiation on condition
  • No buyer-financing risk on your side
  • Your net: the written offer, less only the costs we agree on in writing

Illustrative example only. Actual costs vary by market and transaction.

The address, your timing and what you want to achieve.

2

Questions

Questions owners ask

Why are you interested in my property?

We are actively acquiring homes in established neighborhoods, and the land under an older home is often the most valuable part of the property. We value the land and the location, not the finishes.

Can you really offer more than an online estimate?

Sometimes, yes. Automated estimates are driven largely by house size. When the land carries more value than the house, our number can be higher. It depends on the lot and the neighborhood, which is why we put it in writing.

Do you need to inspect the house or ask about repairs?

Very little. The condition of the house has almost no bearing on our offer, so there is no long list of questions and no renegotiation over repairs.

Are you a real estate agent?

No. We are a real estate investment company. We buy property directly and may assign our contract to a builder or investor. We do not represent you, and you are welcome to have your own attorney or agent review any offer.

How fast can we close?

On your schedule. Some owners close within a few weeks; others want a few months to plan. We set the date together.

Is this handled remotely?

Largely, yes. Conversations, documents and signatures can be handled remotely, and a licensed title or escrow company manages the closing. That works well for owners who live elsewhere and for estates.

Will my neighbors know?

Not from us. No sign, no listing, no online photos.

What if the property is inherited or has several owners?

We work with heirs, estates and co-owners and can coordinate with your attorney so the process stays clean for everyone.
